Capturing a building and keeping a useful model of it are two different jobs.
A LiDAR scan can give you valuable geometry. On its own, it doesn’t tell you what each room is, which facts are still current or which decisions you can trust it for.
Call it a point cloud, a model or a digital twin. I care a lot more about the decision it helps the hotel make. A beautiful scan that nobody maintains isn’t an operational brain. It’s a very expensive snapshot with better geometry.
Name the decision first
Is the hotel trying to help buyers understand its spaces? Check measurements for a specific job? Simulate a condition? Monitor changes in a building system?
Each of those needs different data and a different level of review. A sales walkthrough can be very useful without pretending to be an operational twin.
NIST’s overview of digital twins describes models used for things like forecasting and decision support. That’s a much bigger commitment than a convincing capture.
Attach meaning and a date
Connect the scanned geometry to named spaces and the property information that goes with them. Record when it was captured, the source, the units and how accurate it is for the job you have in mind.
Say the scan was taken before engineering removed the airwall between Salons B and C. It still looks polished. It’s also describing a room that no longer exists. Anyone using it needs to know that.
Our Digital Property model explains why space identity, content and ownership belong together.
Check it for the actual job
Have the right people check the model against what it’s being used for. Good enough to help someone get oriented isn’t the same as good enough for engineering, a safety review or an event layout someone will actually build.
Budget for life after the scan
Who updates the model when the property changes? Which connected data gets refreshed, how are errors fixed, and what happens when a source goes offline?
Ask the vendor to show you a change being made, not just the original scan. Check whether the hotel can tell what’s current, what’s uncertain and what’s been replaced.
The scan can be an excellent start. The useful model is the ongoing work that follows. I’d buy that work for a clear purpose, instead of assuming the label guarantees it.
